Making Apartment Buildings More Sustainable: A Guide for Homeowners’ Associations (HOAs)

Making a building or apartment complex more sustainable is increasingly becoming a priority for homeowners’ associations (HOAs). Reducing energy consumption, rising energy costs and the desire to future-proof buildings are important reasons to explore sustainable solutions. The heating system, in particular, offers opportunities to reduce both energy consumption and gas usage. But how should an HOA approach making its building more sustainable? And what role can a heat pump play in improving the energy efficiency of an apartment complex? In this blog, we discuss the key considerations and options for HOAs looking to make their buildings more sustainable.

Why Now Is the Right Time for HOAs to Invest in Sustainability

any apartment complexes have a central heating system. This creates interesting opportunities to improve energy efficiency. By optimising the existing installation and, for example, adding a high-capacity heat pump, a large proportion of the building’s heating demand can be met more sustainably. In addition, improving energy efficiency offers several benefits, including significantly lower gas consumption, reduced energy use, improved indoor comfort, a more future-proof building and a better energy performance rating.

Start by Assessing the Current Situation

Before investing in a new heating system, it is important for an HOA to assess the building’s current energy consumption and the technical condition of the existing installation. Consider factors such as annual gas consumption, the output capacity of the existing boilers, how domestic hot water is produced and whether sufficient electrical capacity is available. Insulation is also an important part of improving the energy efficiency of an apartment complex. This includes roof insulation, façade insulation, floor insulation and high-performance double glazing (HR++). A well-insulated building loses less heat. As a result, less heating capacity is required, allowing a heat pump to operate more efficiently.

Hybrid Heat Pumps for Apartment Complexes

Completely eliminating gas is not immediately feasible for every HOA, nor is it necessarily required as a first step. A hybrid heat pump is a good intermediate solution. In a hybrid system, the heat pump meets most of the building’s heating demand. The existing central heating boilers provide additional heat during peak demand, when large quantities of domestic hot water are required, or during cold winter periods. This allows the HOA to significantly reduce gas consumption without having to replace the entire existing installation straight away. A hybrid system can also serve as a first step towards further decarbonisation.

All-Electric Heating with a Heat Pump

An all-electric heating system is another option. In this configuration, the entire heating demand is met using electricity, eliminating the need for gas for space heating and domestic hot water. However, the technical feasibility must be carefully assessed. How much heat does the building require, and what heating capacity is needed? Is sufficient electrical capacity available, and what flow temperature is required? The existing radiators or underfloor heating system must also be assessed, as well as how domestic hot water will be produced and supplied. An all-electric solution therefore requires a carefully developed technical design. HOAs Can Improve Energy Efficiency with a Hybrid Heat Pump

Developing a Sustainability Plan for an HOA

An HOA differs from an individual property owner or business. Decisions concerning shared heating systems and communal parts of the building must be made collectively within the association.

A technically sound plan is therefore not enough. The board and property owners also need a clear understanding of the investment required, the potential savings and the implications of the different options. A sustainability plan for an HOA should answer the following questions:

  • Which measures are technically feasible?
  • What will the improvements cost?
  • How much energy and gas can be saved?
  • Which heating system is best suited to the building?
  • What work will be required?
  • Which subsidies or financing options are available?
  • What impact will the investment have on the HOA’s budget?

How Much Does It Cost to Improve Energy Efficiency?

The cost of improving the energy efficiency of an apartment complex depends heavily on the existing situation. A relatively minor modification to an existing installation is very different from a complete renovation involving new insulation, a central heat pump system, modifications to the pipework and a new domestic hot water system. It is therefore difficult to provide an accurate cost estimate in advance. A technical assessment and calculation will give the HOA a much clearer understanding of the required investment and potential savings. Subsidies and financing options may also play a role in determining the overall feasibility of the project.

Choose a Solution That Suits the Building

Improving the energy efficiency of an HOA property requires a tailored approach. No two apartment complexes have exactly the same heating demand, insulation levels, heating systems or available installation space. At Eco Heating Systems, we are happy to help you explore options for improving the energy efficiency of communal heating and domestic hot water systems. Working together with installers and consultants, our specialists assess the technical possibilities and recommend a solution tailored to the building’s specific requirements.
